Despite the rise in property prices in Bulgaria, the analysis from the three tables provided shows that we cannot speak about the existence of a property bubble in the Bulgarian market. The steady growth in the number of mortgage loans granted, the moderate increase in prices compared with incomes, and the continued healthy balance between supply and demand keep the market on solid ground. The data also show that the increase in prices corresponds to the country’s real economic growth, with no signs of speculative investing, which is typical of property bubbles. Thus, the current dynamics of the Bulgarian real estate market point to healthy and sustainable trends, with no indication of an impending collapse.
