Finding a suitable rental property can be a difficult task, especially if you are taking it on yourself. And even more difficult if this is the first time you are dealing with renting a flat. We have prepared a few key points to guide you by before you start the process.

Be careful with fake listings on the internet.

It is perfectly logical and rational in the age of the Internet and social networks for anyone looking for something to first search for it online. As a real estate agency that actively uses property portals, we advise you to be careful with many of them. And in particular with those listings that seem too attractive. Remember: if something is too good to be true, then it most likely ISN'T. The aim of fake listings is to attract your attention thanks to the low price advertised, so that you call the phone numbers listed below them and from there on you are offered similar apartments, but of lower quality or at a higher price. Avoid calling listings from agencies and companies that have fewer than 50 published offers. It is best to browse listings published on the official websites of real estate companies. Bear in mind that some apartments offer such good conditions that they do not even make it onto the Internet. By choosing to work with a company, you ensure that, by telling your personal consultant your wishes, they will offer you the best option for you, even before it has reached the “eyes and ears of Google”.

Be careful with bogus real estate agencies.

It is not that difficult to determine whether a company is reliable and whether it can offer you what you are looking for. Usually, larger agencies have more than 100 listings, with descriptive text and professional photos. These companies can offer you at least several options to choose from. In addition, by working with a reliable real estate company, you ensure security in the transaction, excellent work, protection of your interests, negotiation of the conditions you want, and a range of services included in the price of the one-time commission fee.

Details during the viewing.

When you get to viewings of properties selected by you, pay attention to any worrying details regarding the property and the landlord during the viewing. Request old bills to make sure that utility costs are within the norm and fit your budget. Check carefully for mould, broken furniture, damaged appliances and anything else that would make living in the property uncomfortable. If you work with a real estate consultant, they will certainly guide you during the viewing and inspect and research everything that interests you. In addition, the broker has a long list of questions to ask your future landlord, so that everything that interests you becomes clear during the viewing.

Tenancy agreement.

Insist on a legally sound and concise Tenancy Agreement in written form. It should include mandatory clauses concerning the agreed rent, security deposit, method of payment of the monthly rent, obligations of the Landlord and Tenant, and a handover protocol. Approach it responsibly.

Finding a rental property is a process that requires time and resources, so do not neglect the details and the guidance your broker gives you. Set aside the necessary time to complete this commitment, but do not drag things out too much.
